Since the new management has come in, there is a community sense of true caring for the residence and a gratefulness when they send out messages that we are wanted here and we are a part of this family community! I lived here for about 13 months, just moving out this past week. PROS: Fantastic staff, mostly friendly neighbors, large units. CONS: Cheaply built, owners don't seem to care about maintenance. I moved in just after the new ownership, and worked with Lauren regularly. Both she and Ben (maintenance) were always incredibly friendly and helpful, and I think the addition of Yolanda to the team was a great idea! The neighbors that I interacted with were, for the most part, mindful and polite. I cannot speak kindly of the area's dog ownership habits, as there were regularly large piles of dog feces in the dog parks and common areas. The maintenance team would be out there nearly every day, but it was impossible to keep up with thoughtless owners. The units are a great size, especially for a small pup who gets the zoomies! It would be nice if some of the bathroom square footage were given to more closet space, but a garment rack got the job done. And as for the not-so-nice... These apartments were built as an obvious tax break. The builders flipped the property incredibly soon after completion, and the lack of care/quality shows. - No elevators for three stories of units. - Parking is AWFUL. I was on the third floor and got a "free" garage as concession, but was denied a covered parking space (I would have been willing to pay for) when I asked. Scarce uncovered parking within the community, or you can park along either of the nearby streets where people speed constantly. If the area were more pedestrian friendly it would make sense. - Paper-thin walls, floors, and ceilings... You can hear regular conversations your neighbors are having. Nevermind kids, or dogs with separation anxiety. - The hot tub and car wash have been broken for months. The only update was "the piece of the hot tub that was broken was fixed, but another piece broke." - Our FOBs to the amenities (that cost around $200 a month on top of rent for "lifestyle fees") did not work for the first seven or eight weeks of our lease. - Many of the plants and trees planted on the premises died over the summer due to lack of care -- yes it is the desert, but the park across the street looked fine during this time. It also took a long time for the dead foliage to be removed, which is a potential safety hazard as well as an eyesore. - We were the second tenants in our unit and the bathroom fixtures were already loose, with messy paint on baseboards and doors, as well. Dust everywhere, like it had been sitting empty for a long time. - Stairwells and breezeways were constantly filled with dust, trash, stains, and other detritus. They were poorly power-washed once during my time living here. - Current ownership seems to want to run the property as cheaply as possible, leading to sporadic "valet trash pickup" and bragging in front of tenants how little the new company charges. - Tenants pay flat-rate lifestyle fees, including $25 for a package retrieval service that you can't seem to opt out of. I understand doing something like this for sewer/water/trash, but our base rent was $1576, and over $2040 after all of the fees and parking each month. I want to reiterate that the folks working on the ground at this community are doing their absolute best to make it a nice place to live, which is more than can be said for many apartment complexes in the area. There are regular food trucks, clubhouse events, etc. that foster a great vibe. If you aren't afraid of climbing a few stairs.

I would definitely recommend Gateway, I’ve had no issues in over a year living here. This sums up my experience: after a smooth first lease, I decided to look elsewhere because of work. However, when my new apartment in mesa had numerous issues, I got back in contact with Gateway to see if I could come straight back. Within 2 weeks of moving out, I was moved right back in, a process which was made seamless and comfortable by the front office staff. After all the stress of multiple moves, I couldn’t be happier to be back at Gateway @ Cooley.

The paperwork process was easy, and the office staff were efficient. Four months later, when the new owner took over, everything became even more perfect. Lauren is a true professional, always responding to my emails promptly, even when she's really busy. She's very helpful, and all the paperwork is done smoothly. Once, I mentioned that the fireplace by the pool wasn’t working, and she immediately had maintenance fix it. Allyiha is always smiling and ready to answer any questions or concerns. The property is of very high quality. Living Environment The complex is very nice and quiet, making it easy to adapt and feel at home. It's one of the nicest places in Gilbert. Maintenance The maintenance team is fast and responsible, providing immediate service. You can request maintenance with just one click on your online portal, and they arrive promptly. They are professional and very friendly. Shoutout to Ben the Maintenance Man! I’ve got to give a special mention to Ben for his outstanding help. He’s always so gentle and willing to assist. One day, my AC went out in the middle of the Arizona heat, and Ben was at my door in less than 15 minutes! He fixed it right away and has since helped with other issues over the past few months. His dedication and quick response are truly appreciated. Thanks, Ben! Parking and Amenities The amenities include a pool, gym, jacuzzi, barbecue area, playground, ping pong table, and free coffee in the office during business hours. Everyone has their designated parking spot, and no one takes it. The complex is conveniently located, with a gas station, Fry’s, and restaurants within walking distance. Update: HUGE improvement in my interactions with staff! Went from feeling so uncomfortable to address my concerns or even go into office to enjoying talking with them, Customer service has improved immensely! Im a water under the bridge kind of person and although I’ve had some not so pleasant experiences here, the past 5-6 months have been an amazing change so I’m more then happy to start fresh and give the community another chance! Maintenance has stayed awesome, Community is still quiet and pleasant to live in. Anytime I call about the noise they handle it and it gets better for a few days so I’m OK with that. Excited for the summer at our beautiful pool area! Update: maintenance went above and beyond to fix my fridge that broke , coming in off hours and working diligently to make sure they got service people out to get the fridge fixed! When they couldn’t get it fixed he replaced my fridge unloading and loading everything into the fridge because I was not home! The maintenance guys are so nice and really go out of their way to make you happy! They make up for the lack of customer care management gives. Big thank you to the maintenance team! Update: I’ve tried so hard to give the new management an opportunity to show me something different yet nothing has changed so here we are again. I did get transferred units but I got charged to be transferred due to “not occupying 2 units at one time” it cost me 2900$ to transfer and that included my rent. I got moved into a unit with WORSE noise but they continue to tell me there is nothing they can do but I can record (which it doesn’t pick up the same) I let that battle go because I realize in these apartments your right for peaceful living will not be fulfilled. Since they transferred me they have not fixed my portal unable to get on one day and as a result my rent was a extra 500$ late fee because they never went on the portal to fix my account which they knew about from previous month of not being able access online and assured it would be fixed . The office girls do not like me because of the issues we have had with transferring me so they will ignore everytime I call and never return the calls. Honestly at this point I just have to take the L of making the mistake of resigning a lease here and not resign again. My fridge has been broke for a few days and although maintenance has tried to fix it one night even coming back to fix it for me (which was such a kind gesture) the fridge is broke and food is now spoiling but I can’t get them to answer my calls, tbh this is the worst apartment living experience I believe I’ve ever had. Perks of this community is quite area, pleasant neighbors if they aren’t above you lol. Good area surrounded by a lot of great amenities. In my opinion overpriced for the quality you get in regards to the actual unit and customer care. You pay to much to be ignored and dismissed. If you are on their good side you may have a good experience just don’t complain about anything you are entitled to when it comes to tenant rights. Unfortunately I would not recommend.

This place has been good to us. We have been here about a year and a half with no issues. All our maintenance requests are handled quickly. The maintenance guy Ben is super nice, does great work, and is quick. The grounds are kept clean. Anytime I send an email I always get a response same or next day. We have lived in plenty of apartments and this is easily the best complex/ management we have experienced.

This place is incredible! I have loved every second of the process. The apartments are very clean and very spacious. The only recommendation that I would loved to have was just a bit more clarification on the amenities and instructions on outlets and light switches in apartment as it took me a minute to get used to them. Only major issue I have is the amount of smoking and inconsideration coming from other tenants. It can be very loud as the walls are thin and the marijuana smell lurks everywhere once lit.

I absolutely love this apartment! I’ve been here over 3 years and it’s been taken over by new management and you can definitely tell the difference. I read most of the reviews and I’d like to touch on the not so good ones, for starters the residents who’ve had an “unpleasant” experience are pathetic pathological liars. They’re unhappy with their lives and try to bully a pregnant property manager. Just cowardly and I honestly feel bad for those people. Gateway at Cooley has been a quiet and clean community since I’ve lived here and has stayed that way due to the due diligence of the property management and leasing staff. Christina has been one of the best property managers I’ve had thus far. Screw all the haters on here. They either got evicted or brought the property value down. Get a life you losers

I’ve lived in apartments all my life and I have to say this one is by far my favorite. The property is always clean and up to date and any issues I’ve had which are usually minor has been taken care of instantly. The property manager Christina Crutchley is extremely nice and kind and makes sure her staff and residents are always taken care of. You can tell the front office leasing agents really do enjoy what they do. Christina has always gotten back to me instantly when I email her about questions on my rent or work orders I’ve submitted as well as the staff. Rent is affordable which is pretty surprising considering the market today and they always have promotions going on. I plan to make this my home for a while. I love the amenities and different floor plans. This apartment is definitely one of the best in Gilbert.

I absolutely love this property! I’ve been living here for approximately 2 years and will soon transition into a home, but for starters, the leasing agents and maintenance crew are amazing. The property manager Christina is incredibly friendly and helpful with all my needs. You can tell that Christina is very involved with her staff and the residents and she truly does care about the property. The social events at the property are so fun and creative. I plan to give the front office staff a farewell gift due to how nice they’ve made my experience. If you’re new to apartment living and looking for a place to call home I would highly recommend. 5 stars all across the board!

I have lived here since day one! The front office is wonderful and sweet. I always look forward to getting my morning coffee and talking to everyone. My neighbors have become friends and we have a little team here :) The maintenance team is wonderful, words cannot express how caring and attentive Larry and Fern are. Yes there was construction for a long time and things opened a little slower but thats the business of commercial construction. You should go in with patience. If you can’t get past that don’t ever by a new build. And yes there’s bugs, we live in the dessert and the front office is always open and will add you to have the interior sprayed, especially in the summer. Nothing is perfect. But the team and people here are pretty close.

The residents manager Kristina is one of the most kindest, sweetest, honest, patient, caring person that I know. Working with her during the process put my mind at ease. She stayed in contact with me during the process and I am forever thankful for you. Her staff is just as amazing as she is. I have been living here since February 2023. My time here has been nothing but very amazing. I love the amenities, and the lifestyle bundle, which includes valet trash pickup, events like cooking, and exercising via Zoom and more. Kristina definitely keeps the tenants in mind because she always helpful no matter what, she creates events every month to show her appreciation towards the tenants. I love the FOOD TRUCKS that come on the premises to serve us. Maintenance is amazing too. They keep the property clean, and if you need anything done, they usually come within the time frame to complete the job. Today I needed help with my vehicle. Although maintenance was out doing their job, they came to my rescue anyways. I really appreciate that so much! I love it here so much, I will definitely renew my lease again and again. The apartment size is definitely larger than your average apartment. It’s definitely luxury and plenty of space. The pool area is equipped with lounging areas that includes an area with a television, outdoor sprinklers that’s great for Summer, a fire pit area for the winter, bbq grills, small play ground, grass area for games, and more. We also have a carport to wash our vehicles. If you have a pet member, they definitely accommodate you as well. This is one of the best places I have stayed and I cannot complain. In the office space, they have a area to serve yourself coffee, tea or some water. You can also rent the space as well. It’s beautiful inside and out. You don’t want to miss out on your opportunity living your best life. I love it here. Thank you to all of the staff at Springs at Cooley Station. You all are amazing!

Springs at Cooley Station has been a great place to call home. It’s close to multiple shopping and eateries in Gilbert and the area is growing which is exciting. We will even have a Hash brunch spot near us in Verde shopping center soon. The gym is a perfect size and rarely gets overcrowded and they have plenty of options from cardio to strength. The pool is also pretty big and I haven’t seen a crowd in the year I have been here. Always a seat or grill open for use. The Cooley staff throws events and gives out free snacks and coffee a lot which is a nice perk. They had an event once where they gave residents Lush bath bombs - winner! The apartments are very spacious and the layouts are pretty nice. Love the kitchen and how many cabinets we have and the kitchen island. The balconies and patios and really spacious as well and perfect for some outdoor time.

One of the best management staff I’ve experienced. All of the staff are extremely friendly and make sure you are comfortable in the community and your apartment. The amenities are well kept and complimentary drinks and snacks in the clubhouse are well stocked. Maintenance is quick to respond. Super convenient location that is close to a lot of stores and restaurants. Not that it has mattered to me, but as of July 2022, construction is still ongoing. It’s not really in the way of anything or a major disturbance.
